    • Delays can be defined as the late completion of works as compared to do planned schedule on the contract. This work review has provided an review of an appraisal of the impact of delays on project delivery in construction industry and ways of minimizing the occurrence of such dy. The aim of this project was to identify the effects of delays that could threat project objectives in construction projects. Investigation in this study were the causes of delays on construction projects as well as effect and measures that can be adopted to reduce or eradicate project delays. 

      This study identifies the various types of project delays as ‘Excusable, Inexcusable and Compensable delays” with a major resultant on claims and project abandonment as the after effect among many others. The study revealed that time and cost overruns were the frequent effects of delay. It also shows that all the parties to the contract have a way of contributing their own quota to project delays and that delay can also be a result of circumstance outside the control of the parties involved in the contract.
      The work concludes by making relevant recommendation on how best to minimize or reduce to the bearest minimum the occurrence of project delays and their impact on the duration of construction projects. Adequate cost planning and cash flow analysis should be done by the client or client representative and contractor, so that both parties will discharge their obligations in a timely manner as the work progress.
